The South Bluff City 40 (#03019-03508) is a +/- 40 acre tract of timberland lying south about 5 miles south of Bluff City, AR in Nevada County. Nearly 27 acres of the tract were planted back with loblolly pine in 2016, the remaining 13 acres contains a more mature stocking of natural pine and hardwood. The southeastern corner of the tract adjoins public state land known as "Poison Spring Wildlife Management Area" and maintained by the Arkansas Forestry Commission. According to the USDA Web Soil Survey, the tract is based upon an assortment of loamy/fine sand that gives the property an excellent soil site index of 90 feet (base age 50 years) for loblolly pine. A woodsroad stemming west from Nevada Road #447 aka "Joey Pittman RD" runs for over a half-mile out to the northern portion of the tract. The topography consists of well-drained / upland hills with a thin intermittent creek/stream drain running across the property.
